What is Calder Park?

Calder Park is a 240 acre site, of which 110 acres have been allocated as a high quality business park and 130 acres as a bird and nature reserve.

Where is Calder Park?

Calder Park is in Wakefield, located immediately adjacent to junction 39 of the M1 motorway. It is located near to the hub of one of Britain’s busiest motorway networks. Wakefield City Centre is approximately 4 miles away and the major cities of Leeds and Sheffield are 12 and 24 miles respectively.

What will the business park consist of?

Wakefield Metropolitan District Council have approved outline planning permission for 1,100,000sq ft of high quality office accommodation.

Buildings ranging from 10,000sq ft to over 100,000sq ft are included in the master plan, which comprises the following:

  • 3 x 100,000 sq ft buildings
  • 8 x 60,000 sq ft buildings
  • 7 x 40,000 sq ft buildings
  • 8 x 20,000 sq ft buildings
  • 1 x 20,000 sq ft building
  • 4 x 10,000 sq ft buildings

Size and final location of units will vary according to take up and phasing.

A Bass development consisting a 100 bedroom Holiday Inn Express and Vintage restaurant and public house is presently under construction.

30 acres of land have been set aside for landscaping and it is hoped that Calder Park will incorporate a short golf course or driving range within the business park.

What will the design theme of the new development be?

The architects will design buildings to suit individual occupiers requirements in accordance with the overall masterplan and design theme. All the offices will focus on the latest in energy efficient design with low running costs. The use of Atria to encourage natural light and ventilation will be encouraged. All buildings will meet institutionally recognisable design, standards reaching “very good to excellent” BREEAM ratings.

What will The Nature Reserve consist of?

The developers intend to transform 100 acres of former quarry into a wildlife haven to ensure the protection of various bird and nature species.

The parkland will be owned and managed by the Environment Agency upon completion.

The wetland nature reserve will be designed in full consultation with the RSPB and English Nature and will become a haven for many important species such as the Lapwing and Redhawk.

Will Calder Park bring any benefits to the local Community?

Calder Park will bring a significant boost to the local economy with the creation of up to 10,000 new jobs. It is expected these will include a wide range of full and part jobs both during the construction phase and when the site is completed.

Why Wakefield?

Wakefield is the ideal alternative to the saturated property markets of Leeds and Sheffield. Calder Park is in a prime location at Junction 39 of the M1 and has a catchment of 9,000,000 people within one and a half hours drivetime.

How much will the scheme cost?

The scheme will cost the developers £100m. They have already invested £2m to date during infrastructure works carried out by Wakefield Metropolitan District Council, including a new roundabout at Denby Dale Road to allow easy access to Calder Park.
